The Showing

Everything will be fine!

RELAX: There is nothing more to do. Please understand that the agent may have several home showings scheduled. He or she may be a bit early or late. The showing may not occur exactly on time.

PETS: Put your pets away, if possible. Pet lovers will be distracted by your fun pet and people who do not like pets may be frightened or bothered.

CHILDREN MAY BE A DISTRACTION: This may be a new experience for your children. They may be excited and they may disturb the professional flow of your showing. Ask your children to do something that takes them away from the agent and buyers. If they are very young, find something for them to do.

THE GREETING: The agent will take care of the introductions. You may invite the agent to begin showing the home and then excuse yourself. If there are any special circumstances, explain them briefly.

KEEP A LOW PROFILE: As helpful as you wish to be, your presence may be intimidating. Buyers need to be able to discuss the home freely. The agent needs to learn from buyers how they are responding to your home.

WHAT SHOULD YOU DO? Buyers do not want to feel that they are inconveniencing you. If you can leave your home for a short time, that would be best. If not, try to stay in a place that is not where they are likely to want to talk. For example, you should stay out of the kitchen. Buyers often want to evaluate counter space, appliances, the kitchen eating area, etc.

LET THE AGENT ANSWER QUESTIONS: Avoid conversation particularly about the terms of sale. If the agent is a cooperating broker and does not have the answers, advise him or her that your agent, will contact him.

THE EXTRAS AND THE EXCLUSIONS: The listing sheet should clearly identify items that are included and excluded from the sale of your property.

LET THE REAL ESTATE PROFESSIONAL WORK FOR YOU: Please don't be tempted to do the agent's job. He or she has been working with the buyers. Trust that they know what is important to them. Let the agent make the decision about what should be mentioned to the buyer.

Remember to relax! Let your real estate professional do the job and look forward to our call saying "I have an offer for you!"
