The Offer

1. WHAT HAPPENS WHEN YOU GET AN OFFER?
If the offer to purchase your home, is generated by someone other than myself, I will contact you immediately. We should have a discussion as soon as possible to review the offer’s terms and conditions and consider the options.

2. WHAT ARE YOUR OPTIONS?
  • You may accept the offer with no changes, then your home is SOLD!
  • You may make changes–counter the offer with changes such as price, personal property, closing dates, cash credits, etc. so that the offer is acceptable to you.
  • You may reject the offer.
  • You may invite the buyer to write another offer.

Note: it is important to take the 1st offer seriously. It is most often from a buyer who has been shopping seriously, may have missed a few homes already and is very ready to buy.


3. WHAT HAPPENS WHEN THE OFFER IS ACCEPTED?

A copy of the finalized contract will be delivered to you and to the buyer by their respective real estate agents.

4. HOW ARE CONDITIONS FINALIZED?
  • It is the buyer’s responsibility to make an application for the mortgage loan as soon as possible if the contract calls for new financing. The contract will state how many days the buyer will have to procure the loan. The lender will verify the buyer’s credit, work records, and assess his ability to qualify for the loan. Your buyer’s loan is to be secured by the house. The lender will have an appraiser analyze your home to determine that its value is enough to secure the loan that lender is making. Once the information is received, the lender will either approve or disapprove the loan.
  • The title will be searched and title insurance will be ordered. An updated survey of the property may be needed. If the property is a condominium, your Association may have to be contacted.
  • The buyers may order inspections at their expense. Appointments will be made for them. In addition, prior to the time of closing, the buyer may request a walk through inspection of your home. That will also be scheduled.
  • Keys will be delivered to the buyer at the closing, or whenever possession of the property has been agreed upon.
  • Prior to finalization of the sale, all documents will be signed by all parties and all funds will be disbursed. We will assist you with a smooth and timely closing.

5. HOW WILL I HELP?

I have not fulfilled my responsibilities until the transaction is completed.
  • I will communicate the progress of all steps mentioned.
  • Will work with the agent, the inspectors, your lender, etc. to ensure a timely an satisfactory close of your sale for you.
